At PROINCA we offer a wide selection of flats, but not all of them have been photographed. The photos shown on this website may not exactly match the apartment or studio you request availability for and may later reserve and rent. If you wish, you can request photos of the flat you’re interested in and we will try to send them to you.
Once PROINCA has confirmed the availability of the studio or apartment for the dates you requested, you can secure your booking by making a payment of €300 as a reservation fee.
The reservation is only considered confirmed after payment of €300 and written acceptance by PROINCA.
At the time of signing the contract, the €300 you paid as a reservation will be deducted from the first monthly rent plus the security deposit.
Once the reservation fee has been paid, it will only be refunded to you if the documentation you present to prove your solvency is not approved by PROINCA. After this refund, the reservation of the studio or apartment will no longer be valid.
If, after paying the €300 reservation fee, you wish to make any changes — whether to the rental period, the reserved flat, or any other aspect — PROINCA will try to adapt to your request whenever possible. However, if you decide to cancel the reservation for any reason, you will lose the €300 reservation fee, and no refund will apply.
To rent a property with PROINCA you must provide the following documentation. This information is necessary to confirm the identity, solvency, and contractual capacity of applicants, and to properly evaluate each case.
Submitting documentation does not imply automatic acceptance of the rental application. PROINCA reserves the right of admission and selection of tenants based on solvency, suitability, and compliance with established requirements, always within the legal framework.
All prices on this website are in euros (€).
The monthly rental prices shown on our website apply to periods of 12 months or more. These prices do not include water and energy costs. If you wish to terminate the contract before the end of the 12 months, you must pay a 15%, 25%, or 45% penalty on the monthly rents accrued until the date of termination, as specified in points 4, 3 and 2 below.
For rental periods of 1 to less than 3 months, the monthly rental price and kitchenware service will increase by 45% above the standard rate and will include water and energy costs.
For rental periods of 3 to less than 6 months, the monthly rental price will increase by 25% above the standard rate and will not include water and energy costs.
For rental periods of 6 to less than 12 months, the monthly rental price and kitchenware service will increase by 15% above the standard rate and will not include water and energy costs.
PROINCA may carry out occasional promotions and publish them on this website. The conditions of each promotion will be stated in writing on the information sheet of each flat under the title “Promotion”. Once the promotion period has ended, it will be removed from the website.

At the time of signing the contract, you must pay one month’s rent as a legal security deposit, in accordance with the Urban Rental Law. This deposit will be lodged by us with the Instituto de la Vivienda de Madrid (IVIMA), in compliance with current regulations.
Once the contract ends, we will return the deposit after checking the condition of the flat and deducting, if necessary, any amounts to cover damages or unpaid rent that you are responsible for.
Once the contract is signed, you must pay the first month’s rent plus the security deposit. The €300 reservation fee you paid will be deducted from this amount.
Subsequent rents must be paid in advance during the first seven days of each month, and payments will be made exclusively by direct debit from the account you provided. It is your responsibility to ensure that the account has sufficient funds on the debit dates; in case of returned payments due to tenant-related issues, the corresponding bank charges will apply.
Before your arrival, the flat will have been cleaned. At the end of your stay, you must return the flat in the same state of cleanliness and order as when you entered. Otherwise, the necessary cleaning hours will be deducted from your deposit, charged at €12/hour + VAT.
In the case of a shared flat rented by several tenants, one of the tenants may transfer their entire position as tenant to another person, always with the express authorisation of PROINCA and by signing an annex to the rental contract. This transfer may result in a rent update based on the current rates at the time of novation.
In case of discrepancy between these conditions and those stated in the rental contract, the conditions set out in the contract will prevail.
