Why air conditioning is key in a rented flat in Madrid?
Madrid is a city of climatic contrasts: cold winters, mild springs and scorching summers! In recent years, summer temperatures have exceeded 40 °C on several occasions. Although the average is around 26 °C, the wind chill in Madrid is higher due to the dryness of the atmosphere and the accumulation of heat in urban areas. Living in a flat without air conditioning can be a difficult experience to cope with.
Having air conditioning in a rented flat means:
- A stable and comfortable temperature.
- A quality night’s rest, without interruptions from the heat.
- Increased productivity in case of teleworking or studying from home.
What do tenants look for in summer? Air conditioning, first and foremost
The interest in air-conditioning in a rented flat increases in summer. Online searches confirm this: more and more people filter their search for a flat by including this equipment as a basic condition.
In areas such as Azca, Chamberí or Tetuán, where Proinca manages a large part of its housing offer, this aspect can make the difference for a tenant.
Can air conditioning be installed in a rented flat?
Many landlords are hesitant to invest in air conditioning for their rented flat. Others, on the contrary, suggest to the tenant the possibility of installing it on their own. But is this legal or advisable?
The answer is clear: installing air conditioning in a rented flat is perfectly possible, but it depends on the agreement between landlord and tenant. If the flat does not have it and the tenant wishes to install it, the usual procedure is:
- Request written authorisation from the landlord.
- Agree by contract who assumes the cost and ownership of the equipment.
- Ensure that the installation complies with current regulations and does not affect the façade of the building (if it is outside).
At Proinca, tenants should not have to ask themselves this question as all our flats have air conditioning.

Who must repair the air conditioning in a rented flat?
One of the most frequent doubts is to know who has the obligation to maintain or repair the air conditioning system if it breaks down.
The law – specifically article 21 of the Law on Urban Leases (LAU) – establishes that:
‘The landlord is obliged to carry out all necessary repairs to maintain the dwelling in habitable conditions, except when the deterioration is attributable to the tenant’.
This means that, if the air conditioning in a rented flat stops working due to normal use or technical breakdown not caused by the tenant, the responsibility for the repair falls on the property. In that case, the tenant is obliged to report the problem and allow access for repair.
However, if the damage is caused by misuse or negligence on the part of the tenant, the tenant must bear the cost.
At Proinca, we have a technical maintenance team that guarantees a quick repair of the air conditioning in our rental flats, which allows us to resolve incidents more quickly.
Advantages of living in an air-conditioned flat in Madrid
The first and most important advantage is comfort. However, air conditioning provides other benefits that are no less important:
- Better conservation of furniture and electronic devices, which do not suffer from the high temperatures.
- Reduction of ambient humidity, avoiding mould and bad smells.
We know that Madrid’s summer can be tough. That’s why all the flats we offer for rent are equipped with efficient and checked air conditioning systems.
