TERMS AND CONDITIONS OF RENT

IMPORTANT INFORMATION ABOUT AVAILABILITY
The results of searches for apartments and studios on this website do not guarantee that they are available immediately. In order to find out their exact availability, you can check online through the availability information request form, or by calling TEL. +34 915 719 344 or by sending an e-mail to INFO@PROINCA.ES
At PROINCA we have over 350 similar flats, but they haven’t all been photographed. The photographs that appear on this website might not coincide exactly with the apartment or studio that you are requesting availability information about, and which you may later reserve and rent. If you want, you can request photos of the flat that you are interested in and we will try to send them to you.

BOOKING FEE
Once PROINCA has confirmed the availability of the studio or apartment for the dates you have requested, you will be able to formalise your reservation by paying the 300€ booking fee.
Once the booking fee has been paid, this amount will only be refunded to the applicant:
1. In the event that the documentation submitted to prove your solvency is not approved by PROINCA. From the amount of 300€ we will deduct the bank charges, if any. Once we have reimbursed you the amount according to the above mentioned conditions, the reservation of the studio or apartment will cease to be effective.
2. When you sign the contract, we will deduct the 300€ booking fee from the payment of the first monthly rental instalment plus the deposit.
If after payment of the 300€ booking fee you wish to make any change, whether it be a change of rental period, flat booked or any other change, PROINCA will try to adapt to your request for a change whenever possible. Even so, if you decide to cancel the reservation for whatever reason, you will lose the amount of 300€ of the booking fee, so there will be no refund of the same.

PRICES
All prices on this website are in euros (€). The latest price update was made on January 1, 2024.
1. Rent prices for periods starting at 6 months:
The rent/month prices that appear on our website are for rental periods starting at 6 months. These prices don’t include water and energy services. If renters want to terminate the contract before 6 months have passed from the beginning of the period hired, they will have to pay a 10%, or 45% penalty on the monthly payments to be made until the original date of termination, based on what is specified in the following points 2 or 3.
2. Rent prices for periods of 1 to fewer than 3 months:
For rental periods of 1 to fewer than 3 months, the rent/month prices and houseware service will increase 45% over the price, and will include water and energy services.
3. Rent prices for periods of 3 to fewer than 6 months:
For rental periods of 3 to fewer than 6 months, the rent/month prices and houseware service will increase 10% over the price, and will not include water and energy services.

PROMOTIONS
Proinca may run special offers at times and publish them on this website. The conditions of each promotion will be reflected on the sheet of each flat under the title "Promotion.” Once the promotion period is finished, it will be removed from the website. OPTIONAL SERVICES
The following optional services are not included in the rent/month price:
House wares for studios and one-bedroom apartments: 60€/month *
House wares for two and three-bedroom apartments: 80€/month *
Parking: 90€/month* (Special price for our tenants)
Parking space and storage room: 160€/month (special price for our tenants and only for apartments in Proinca Moncloa Building)
WIFI: 15€/month + VAT (At all our buildings except Agustín Calvo and Conde Peñalver)
Ironing service: 12€/hour + VAT
Cleaning service: 12€/hour + VAT
Cleaning service: 145€/month (3 hours/week) VAT included
*Corresponding VAT will be applied to rental prices of housewares, parking space and storage room not included in rental contracts.

DEPOSIT
You will have to put down the amount of one month’s rent as a deposit, which will be returned to you at the end of the contract period, as long as you return the apartment in perfect condition and all of the rent and utility bills generated until the date have been paid.

PAYMENTS
Once the contract is signed, you will have to pay the first month’s rent as well as the amount of the deposit. We will subtract the 300 € for the reservation from this amount. After that, the rent must be paid in advance during the first seven days of each month.

CLEANING
Before your arrival, the flat will have been cleaned. At the end of your stay, you will have to return the flat in the same state of cleanliness and order that you found it in upon your arrival. Otherwise, the amount of money necessary to get the flat back into its initial condition, at a rate of 11 €/hour, will be deducted from your deposit.

OTHER RULES
In order to guarantee a pleasant stay in Madrid to all our tenants, the total number of occupants of the flat may not exceed the number of sleeping places indicated in the sheet about each studio and apartment.
Terraces and windows may not be used for storing objects of any kind, nor can clothing be hung in such a manner that it might change the appearance of the interior or exterior facade of the building.
Pets are allowed to stay as long as they meet municipal and building ordinances for their care.
